Property Tax Exemption for Senior Citizens and People with Disabilities

The exemption is open to seniors and people with disabilities with limited income, per RCW 84.36.381-389. This initiative significantly reduces property taxes on your primary residence in Washington State by freezing its value for tax purposes, and exempting you from various levies. The amount of the reduction is based on the applicant’s income, the value of the residence, and the local levy rates.

Eligibility

To be eligible, you must meet the following requirements on December 31 of the assessment year before the taxes are due.

Age or Disbility: Age 61+, disabled, or veteran with 80% service-connected disability as of the previous year-end
Ownership: You must have owned and lived in your primary home for 6+ months last year
Income: Maximum household income of 43,000 or less

Applying

  1. New to the Program: Complete the Senior Citizens and People with Disabilities Property Tax Application (64-002 – New Application) along with the Combined Disposable Income Worksheet.
  2. Applied in the Past: Complete the Renewal for Senior Citizens and People with Disabilities Property Tax Application ( 64-020 – Renewal Application) along with the Combined Disposable Income Worksheet.
  3. Items to bring with the application for you, your spouse, domestic partner, or co-owner:
    1. Photo ID
    2. Completed IRS 1040 federal tax return. Include all schedules and forms. If you do not file a tax return, provide income documents from all sources.
    3. Supporting documents for your federal tax return, such as W-2s, 1099s, benefit statements, and receipts for sales or dividends.
    4. Receipts or evidence of expenses to deduct, such as in-home care, assisted living, prescriptions, health care insurance premiums, cost-sharing amounts, eye frames & lenses, hearing aids, dentures, dental crowns and fillings, etc.
    5. Life Estate and Trust documents must be reviewed to qualify.
